moniker Moniker Escrow fee question

I understand that Moniker's fee is non-refundable, however, if I decide to sell a domain and use their service where I (the seller) pays the fee, when is the fee charged?

Say I fill out the escrow page to initiate the agreement. I send in my documentation and push the domain (however it works on my end). The buyer never sends in their document, or they do but they never send payment. After a given amount of time I decide I no longer want to wait. Am I still liable for the fee?

When you sell do you just subtract the fee from the selling price and have the buyer marked as the one paying the fee?

I normally do not sell domains so I have never needed to use an escrow service before, as buyers have no problems accepting my payments in fear of them not going thru.

I appreciate anyone's time helping with this.
