My best advice - find a nice relevant WP template, throw up a blog with some affiliate links (ad rotate would be a great help), and make it a news site. Update it 1-2 times a week at least and get some good backlinks.
If you are successful and has consistent revenue from sales, you might be able to sell it on a set # of months' revenue.
