20K seems a lot of money to me.
No offense intended but it looks overpriced to me.
If I had 20K to invest I would purchase a generic premium, adult names are not always easy to monetize.
Perhaps it would be interesting if you shared some more details about the appraisals, the price tag they devised must have been justified somehow.

Well, i thought the same ( that this price is a bit high) that's why i decided to ask here...
they sent me about 5-6 pages .pdf file with analys and reasons for the price, if you are interested i can forward it to ya.....
