I think in this case the .net being developed makes this less valuable. I think the logical use for this name would be for lingerie and would be infringing upon the owner of the .net
If someone wanted it for brandability as some other type of site, they would have the problem of the .net being adult oriented and may not want the stigma of that.
I think your best bet is to go after the .net holder for a quick sale. Perhaps you could say something to the effect of "we registered several possibilities for a new clothing company we are starting, but during our research we found that you have this term associated with adult related merchandise, thus making it less appealing to us as a future home. Would you be interested in selling HouseWears.net to us or alternatively would you like to acquire the .com from us"
It's risky, but I think the upside is $250-$500 to the .net holder vs. $20-$50 otherwise.
Does it actually get any traffic?
