I'd like to know the ways and options to valuate a website for sell.

I'd also like to know all the things I have to take into account (for example revenue, database, articles, age of the site, brand, not sure what else, maybe site's potential?)

Do you know any text / link that can guide me? Your experiences and suggestions are much appreciated.

1. Income,
2. Design,
3. Content,
4. Traffic,
5. DomainName

Those are a few criteria to start with.

I don't know what you refer to the net profit. A web-site will need domain hosting, so depending upon bandwwith and domain space required by the web-site, some or all of the expenses should be deducted, e.g., if a web-site needs an entire dedicated server, then yes deduct, if a website uses little resources, then don't deduct. The domain name is a minor expense.
