Greetings,

I've been sitting on flats.com for more than a decade. I know it's worth a mint, and am finally considering selling it. I would like some opinions about ranges and/or comparable sales, if possible. Also, does anyone know where I can learn more about optimally monetizing domains? I'm sure I could do better than simple Google ads.

It's most likely to appeal to the UK market. If it already gets substantial traffic, it might be worth trying to white label a property site i.e. rebadge their listings under flats.com. Once the visitors find "real" content they'll start coming back again...

i couldnt guess what it would be worth but it should be worth quite alot

I think property.com sold for $750000.
IMO flats.com should sell for 6-figure too but slightly less than $750000.
Hire a good broker.

Yes, I have received quite a few low-ball offers. I expected this, but it is nonetheless annoying. I know the domain is worth well into the 6-figures, and I'm doing my due diligence to narrow the range before hiring a broker. Another reader noted that property.com sold for $750,000, and this is a good comparable. If anyone else has similar comparables, I'm all ears.

Hi Deric,

Obviously flats.com is a highly valuable domain name. I think you can easily get about $500,000 for the domain right now, but the domain's real value is definitely higher.

The owner of Property.com/Properties.com is selling these domains at an asking price of $36,000,000 - and that is not an unrealistic pricing, in my opinion! Domains will go up in value very fast within the next years as investors from all over the world are currently throwing their money in the domain market. Domains like these can earn their owners millions of dollars a year!

Keeping this in mind, I would say you should ask at least $750,000 if you are looking for "fast cash". The domain is worth more though!

Property.com and Flats.com are incomparable for me. The former is hugely more valuable. I think flats.com is worth about $150k.

To be honest, you are wasting a VERY GOOD domain. I would DEFINITELY spend some time developing it into a TRUE website. It's a pity that you live in the States. If you're from UK or Down Under, you could turn it into a local property portal. This is a project that is worth a serious part time effort at the least. And by doing so, you help elevate the value of the domain itself by drawing more targeted traffic and even some local ads.

A great name indeed. I wouldn't quite valuate it at the price levels of property.com or properties .com but it is definitely worth high xx,xxx - mid xxx,xxx to the UK or Australian market. I just don't think there is much value for it in the states as the term is not commonly used like that. But best of luck none the less.... I would advice hiring a marketing/web development firm in the UK or AU to work on the site for you because right now you're waisting money. Spend a few pennies to make dollars. GOOD LUCK! ;-)

I agree. Certainly not property.com, and flats is more of a UK term (I don't think anyone uses the term in the US). A nice name, indeed, mid-high end six figures, but cannot be compared to property.com

I think most of you guys are WAY off. Flats.com has a US OVT of 36 with the extension and a UK OVT of 17 with the extension... and you are puting it in the same neighbourhood as property.com with an OVT of 942 with the extension?

Please! I think you guys should look a little closer, cause I think most of the appraisals are way too high.

i agree. nice name, but it would need serious development and promotion, and those tend to cost $$.

$10k reseller. end user, who knows, but <$100k unless some whale wants it then sky is the limit, but that's the case with everything.

Trentino, Did you check the overture without extension? 12K which is not very high at all - this term is not being searched for. This would be a pretty significant indicator. Also, what are the pure direct type ins? Does anyone know this? Ofcourse, maybe in the UK it is a more common term but it looks like the OVT w/ext is not indicative of these valuations at all in the UK either.
I would say 10K.

And actually the US OVT is typo for flatts.com (rascalflatts.com respectively).

I believe the value of this domain goes beyond OVT and other natural traffic measures. The term 'flats' has stickiness. An end user could save hundreds of thousands, if not millions, of dollars in advertising building a brand, and ultimately a domain like this belongs in the hands of a company with such budgets.

I truly appreciate all the feedback about flats.com.
